When you have finally taken the decision to sell your property, be aware that there are hundreds if not thousands of other people who have taken the same decision... So how do you make your property stand out and the one to sell quickly? The following steps gives pointers to ensuring a quick and successful sale of your property.
Get the decoration of your property in tip top shape
The interior of the house sells it more than anything, so it is important to get the basic decorating inside the house right.
If you have any very bright, loud or garish colours in any rooms, get rid of them and replace with creams and beiges. Bright and striking rooms will attract attention, but they will be far more likely to turn buyers away. Remember, this is not about what you like, but what will sell your house.
However, if your property is very run down and needs things like new bathrooms, new kitchen, new flooring and so on, then you might be better off selling it as a refurbishment opportunity rather than a full sale. Some buyers want a complete refurbishment opportunity to stamp their mark on the property and will readily snap the property off you for the right price.
As much as the interior of your property will help to sell it, getting the marketing right will attract the buyers in the first place. Remember, you can't sell a home if no one comes to see it to view what they are going to buy.
Make sure you get the property online and ensure that it is well described and photographed in order that people can get a good idea of what they are coming to see. The more they know, the more likely they'll book a viewing to come and see the property. Remember, the saying that 'a picture speaks more than a thousand words' is very applicable here!
First impressions do really matter
We all know the importance of first impressions when meeting new people or going for a job interview, and it is no different when you are selling your house. The first impression people get will be all important to them.
Make sure your compound or garden is clean and tidy and well pruned. Fences should always be painted and in a good state of repair. Anything out of place is a negative in the eyes of buyers, and it is important to minimise these to increase the chances of selling and selling for the price you want.
Make sure refurbishments are done properly
If you are going to do any refurbishment before you sell your property, make sure you do it properly. Don't do a cheap job as most buyers will pick up on this and they'll probably want to rip out what you have done and start all over again.
Please note that there is a huge difference between walking into a property that has been lovingly refurbished where every tiny element of the property has been considered versus walking into a property that looks nice on the surface but in reality has had little thought and effort put into it.
Note also that the more you respect your buyers, the more your property is likely to appeal to them and in turn they will be willing to pay the best possible price.
